Overview

PURPOSE STATEMENT:

The Financial Analyst will support financial planning, modeling, budgeting, and cost control for capital construction projects and real estate assets. This role will collaborate with internal stakeholders, contractors, and vendors to ensure financial efficiency while supporting long-term strategic growth.

Responsibilities

 

ESSENTIAL FUNCTIONS:

Capital Expenditure Forecasting:

  • Collaborate with our SVP, real estate, preconstruction and construction team members to obtain information related to the expected timing of key project milestones. Synthesize information from related project data sources such as schedules, contractor cash flow projections, total project budget, invoice accruals and spend-to-date to prepare and maintain an accurate capital expenditure (capex) forecast.
  • Utilize the information noted above to prepare capex forecasts for all major projects, with summary by growth pathway (expansion, denovo, joint venture). The forecasts should be structured by year, quarter, and month.  Updates to the capex forecast should be performed monthly.
  • When updating forecasts, compare previously forecasted years, quarters and months to actual spend. Provide variance reporting with narrative summary on the main factors for changes.

Construction & Project Cost Control:

  • Prepare and present financial performance reports on capital projects to department leadership, focusing on budget adherence and project financial health.
  • Work with project managers to ensure cost control measures are effectively implemented.
  • Perform reconciliation between corporate finance construction-in-progress expenditures and construction tracking expenditures.
  • Collaborate with internal teams to design and develop financial dashboards.

Real Estate Financial Oversight:

  • Analyze real estate portfolio performance, including leasing agreements, rent structures, and market trends.
  • Support lease negotiations, property acquisitions, and disposition decisions by providing financial analysis and risk assessments.
  • Conduct buy vs. lease analysis to determine the most cost-effective and strategic real estate decisions for healthcare facilities.

Qualifications

EDUCATION/EXPERIENCE/SKILL REQUIREMENTS:

  • Bachelor’s degree in Finance, Accounting, Business, Construction, Real Estate, or a related field
  • 5+ years of experience in financial analysis, project accounting, capital/ construction finance, or real estate finance
  • Experience in healthcare facility construction and/or real estate management is strongly preferred
  • Proficiency in financial modeling, Excel, and project/real estate management software

(e.g., Smartsheet, ARGUS)

  • Knowledge of office administration procedures with the ability to operate most standard office equipment.
  • Ability to work professionally with sensitive, proprietary data & information while maintaining confidentiality.
  • Possess strong analytical and problem-solving abilities, coupled with excellent interpersonal skills, enabling effective and professional interaction with individuals at all levels, both internally and externally.
  • Exercises sound judgment in responding to inquiries; understands when to route inquiries to next level.
  • Self-motivated with strong organizational skills and superior attention to detail.
  • Must be able to manage multiple tasks/projects simultaneously. Ability to adapt to frequent priority changes.
  • Capable of working within established policies, procedures and practices prescribed by the organization.
  • English sufficient to provide and receive instructions/directions.
